Customer service was great. Those who I spoke at the front desk were very sweet and helpful. Overall vibe of the hotel was clean and quiet. My favorite parts were the fitness room and the lounge/greenery room by the restaurant. Perfect area to have morning coffee and some reading. Minor downside was the view depending on the orientation of the room. Ours faced inward looking into others’ windows and ultimately had no light coming in. Good for those who value dark shaded morning to sleep in. Being a newer building, every time other guests slams the door, it does shake the whole room. Otherwise, very pleasant experience!

Location is perfect for work trips when I have to be in town. Parking is a little pricy for Omaha. Service was lovely. Everybody was pleasant and very friendly. I didn't take advantage of the amenities so I can't speak to those. USB ports are a-type and only found on desk.

I'm in the Travel industry and we held a corp conference here. Staff is professional, informed, and efficient. The grounds are lovely with cozy spaces for private meets. A lot of modernized old world charm. Quiet rooms, well-designed, with every creature comfort. Some of the best sleep.

A true historical GEM! This hotel has been tastefully brought up-to-date with polish and refinement. A first class experience from all the staff enhanced my stay at every encounter including Valet, Front Desk, Housekeeping, and Banquet Staff. The Kimpton Cottonwood sets the bar - not just for Omaha, bet anywhere in the US! Thank you to the team for a great experience.

What a lovely hotel. I checked in two hours early to find a really nice lobby and facility. Rooms were sparkling, fresh, and had a fantastic odor, I felt like I was in a 5 star hotel. I love the small price of $100 for an ultra-luxury hotel. Kimpton Hotels is one of my favourites.

Best and favorite hotel I’ve EVER stayed in! It’s SO pretty and clean. The staff is super nice. There’s a huge and amazing pool with an outdoor bar and hot tub just outside and a very big workout room. It even has a part with movable pool chairs that are half underwater, great for parents looking after their kids or for people not wanting to get all the way wet. Our room is super clean and very nice, ours has a balcony. The beds are very comfortable, and it has valet parking. Lots of places are accessible by walking for about 5-10 minutes, which is also nice! There’s room delivery for every meal if you don’t want to leave or don’t want to be social, and the hotel in general is phenomenal. We stayed in the second black and white building overlooking the pool.P.S. I don’t think I emphasized enough how fun the pool is. There wasn’t much people swimming.

Time of year was New Years weekend 12/31/2023. We were in town for a wedding. We are giving 3 stars for the rooms because the pillows suck! They are too soft. A 5 star hotel would offer one firm pillow and one soft pillow. Now for the 5 star reasons……The folks at the front desk are friendly, quick, and efficient.Complimentary “Gourmet” coffee offerings in the morning. The girls in the coffee shop are very friendly and act as an unofficial concierge with plenty of recommendations in the area.I wish I could name all of the valet folks aside from CJ and Maria, but management knows who they are. They all busted their butts this New Years weekend, and we were thoroughly impressed with how quickly they could get us in and out.We will certainly return to this hotel the next time we are in town.

I’m traveling to the Omaha airport with my wife and two small children and the hotel has been nothing short of amazing! Check in was super smooth, the room was clean, beds are comfy, and the bathroom looked amazing! Check out was easy and the valet staff is great to work with. We headed to the airport early in the morning but we missed our flight being a tad too late, so we called the hotel back and we were able to get our room back AND got our late checkout request approved no questions asked! I’ll never forget this experience here at the Cottonwood! Thank you to Sara, Michael, and all the rest of the staff at the front desk that we might have missed!

This hotel is a favorite of ours. The staff always goes above and beyond, and never hesitates when it comes to accommodations. The New Orleans room offers, amazing food, and same level of customer service. Chuck, the bartender, is great and clearly loves what he does; he’s awesome. Sam at the front desk was extremely helpful. Everyone at the hotel understands the assignment- create a great experience for customers and it will keep them coming back. This hotel can’t miss and we can’t wait to come back.- Chase Mosely

The rooms were so swanky and cute. My only complaint at all is the overpowering smell of white tea and fig or something to that affect. It's a bit strong but not through the whole place, just the front lobby. There is an adorable courtyard if you're looking for a place to just sit and hang out or take cute photos. I ate in the bar area near the front desk. I ordered steak frites...its probably the best steak I've ever eaten. Overall, this place is awesome. Great place for a couples getaway.

I had a rather mixed experience at this hotel. It wasn't the best I've stayed at, but certainly not the worst either. The check-in process was a bit disorganized, and I was promised a gift bag for a wedding I attended, which I never received. Additionally, I had to make two requests for a crib that should have been set up initially.Regarding the staff, they were just okay. They didn't exactly go out of their way to be friendly or welcoming, but they did their job adequately. On a positive note, the beds were comfortable, and the hotel was relatively quiet, which helped me get a decent night's sleep.Considering the price I paid, if I were to visit the area again, I'd likely explore other accommodation options.

I stayed there on 9/20/2024, and my experience was less then impressive, which makes me sad, because I have wanted to stay at this hotel for a long time and I finally was getting the chance! Since it was a game night, the rates were very high, which was to be expected. When my son and I got to the hotel, we were told that we couldn't check in until after the game (which was a night game and didn't get over until after 11:00 at night). They claimed they sent messages out to let guests know, but I checked all of my messages, and I didn't receive anything. The gentleman ahead of me that was trying to check in said he had called earlier in the morning to verify check in time, that he had a parking space and other things, and no one ever told him about the late check in either. Coming from out of town, expecting to be able to check in at a normal time and be able to clean up and rest before heading out should be expected when you are paying triple the normal rate of the room. I don't know how anyone can be okay with themselves charging people that much for a room but not letting them in at a normal check in time. What if I wasn't going to the game? What if I was there for another reason? Money is tight for a lot of people, and this was supposed to be a treat for us, and it turned into more stress than anything. They also charged me a second time for my room. When I noticed what they charged me (because they told me it was incidentals but didn't show me anywhere what they charged me) I went back down and they told me that I didn't pay before. I showed them the receipt and then they had a "manager" help me. She said she took care of it. I went back down in the morning at check out to verify that she took care of it and the gal at the front desk was not pleasant to me and said, "Um, we can't refund you, you have to call the third party vendor". So I asked her if the "manager" the night before lied to me and said she had taken care of it, and she said " I can't confirm that". She said "you can call the manager on Monday morning and I promise he will help you out." None of the staff wanted to deal with anyone and their problems they were having. I also saw an older gentleman asking about a cab service and the gal helping him was not helpful to him at all. Not one worker went above and beyond. It was very disappointing.I do want to say the location is good, I had no problem with my room except that it felt smaller then most hotels I stay at. The bathroom was very small. My whole problem was with the staff and the check in time. What a complete waste of money on a game night.***09/25/2024 I also would like to note that I tried calling the hotel two times on Monday and the Manager wasn't taking calls. I emailed the manager as well and it has been two full days, and I still haven't heard back from him. I did leave a message for https://help.hilton.com/s/contactsupport on Monday as well, and I haven't heard back. They did say 1-3 days so I am just waiting for their reply.***09/26/2025 Hilton did reach out to me which I appreciate. I still haven't heard from the manager that I was told to call and also told to email. I will up my rating due to the Hilton reaching out to me, but I don't even feel as though it was the Hilton's issue. It was most definitely on The Graduate and their staff.

I am a Diamond member and have stayed with Hilton properties all over the world. Never have I ever been told I can’t check-in to my hotel room until 10pm, after the event! WHAT A DISGRACE! The hotel owners and management should be ashamed of themselves. We had to get ready to tailgate in the PUBLIC restroom and weren’t able to check-in until kickoff (most others had to wait in line after the game).I will never return to this hotel the night of a large event.

I booked this room to watch a Husker game with my son so he could enjoy all that Lincoln had to offer. Let me start by saying we Never received an email stating we could not check in Until after the game. I in fact received an email that morning stating "see you at 4pm". So we arrived and were greeted by other angry guests...which was an AWFUL atmosphere..we then saw the away team walking out of the conference room. When I went to check in the incredibly rude girl at the front desk said yeah your room isnt ready sorry come back in a couple hours. I said no ..we paid almost $500 for this room I would like to check in. I then got told "yeah some people got the email some didn't idk what to tell you but this is how it is every game day so most people just know to expect it". Let me tell you that most people staying at your hotel... probably aren't from here. So we don't know to expect anything. So after walking downtown at 1030 ish at night we finally get back to the hotel after the game. There is a LOBBY of angry guests. And after 20 minutes of waiting I FINALLY get to check in. I asked if there were any refunds or partial refunds being given because had we been told about this upon booking, we wouldn't have stayed here. She goes nope and this is just how it is. I asked if there were any drink or snack coupons or tickets they could give us more for my son than myself. She goes nope we could but the restaurant is closed but you could sure purchase something. I will say a very nice man gave us an ice cold Gatorade for my son. I asked for the managers name and she rolled her eyes. Listen I'm not a "Karen". I work customer service as well but when you pay for a room, that is already twice as much as what it normally is because of the Friday night game ..I expect some sort of courtesy. I will be calling again, as I never got a response the first time, until this is resolved. Save your money and do NOT book here. They'll treat you like you are crap on the bottom of their shoes.

I wasn't allowed to check in until 10pm, we were there at 2 and they said to wait til 4 and they would be ready, well 4 came and went and we weren't allowed to get ready for the game or clean up after the long drive. The staff was nice enough just were giving us false info trying to stall people. Would have been better if they would have just been upfront in telling us a rime instead of .aking us wait in the lobby for hours with nothing..

The hotel is in a great location downtown and the view of both of the stadiums from the (I think) 15th floor was definitely one of the highlights of our stay. The hotel has a very 70s vibe, not just because they really leaned into it with the retro decor, it just feels about that old. Definitely doesn’t feel recently renovated, more like painted over to hide the stains kind of vibe. I’m not super picky tho and the interior design is cool.Parking garage is conveniently located right next door. It costs a little over 20 bucks per night - three years ago it was $15, but what can you do, everything costs more and more now. We had a hard time getting in and out of the garage since the card just wouldn’t work, but the receptionist helped via the intercom. The king-sized bed in our room was comfortable and the sheets and bathroom were clean.I guess the one thing I would suggest is to invest some of their profits into upgrading things like TVs and heaters/ACs. The TV in our room did work somewhat, but the signal kept falling out. Turning on the heater for a split second, the room immediately smelled like burning garbage, probably needed some cleaning before the fall/winter season. The gym is small but pretty standard when it comes to equipment. Pool is actually surprisingly awesome and warm, which was nice. In my experience, hotel/motel pools are usually on the colder side.A maintenance guy told us there are snack and drink machines on every floor, I thought it would be fun to go get something from each of them. Turns out most of them were either broken or missing completely, but we did find a few that worked.Overall the view from the room, the retro decor, and the pool were our favorite part of the stay.

I gave this one star because I had to. The way the lady at the desk treated everyone was despicable. We booked a room for a Saturday football game. We went to check in and we were told "there are people the hotel makes a lot more money on so they are a priority, your room won't be ready until AFTER the football game". I showed her the confirmation that very much states check in is at 4pm, she stated this is game day policy. This must be an invisible game day policy because it is nowhere to be found. So thank you snarky girl for demeaning us and calling us poor and thank you graduate for letting us check in at 10pm. We definitely did not get our money's worth. Even if this didn't happen the rooms are old and the parking garage is awful. I did write a review on booking.com and the hotel gave a super caring response of thank you for your feedback. Made us feel so much better.

We arrived at 4pm for check in and was informed that our room wasn’t ready and probably wouldn’t be ready for hours. Overheard a member of the staff say it’s because they allow a substantial number of guests remain in their rooms until the husker game starts. Since it was a 6:30pm game we were told our room might not be ready until after the game. We asked if we could use the pool until our room is ready and they said no. We were finally able to check in around 7pm. I would not recommend staying there on game day. Everything else about the stay was fine, we just had an overall sense of not being welcome.

I want to be very fair here, because there are true pros and cons to the Graduate Lincoln.Pros: The desk staff, day and night, was wonderful, kind, and helpful. The hotel has a nice vintage quality that can be fun when you’re looking more for unique than practical. The price is also very reasonable.Cons: The fridge is hidden to the point where I didn’t see it until the morning I was leaving, they have a safe but no microwave, and, while the curtains aren’t the worst, they still allow way too much blinding sunlight at 6am in the Great Plains. They could also upgrade their televisions to include streaming apps.I’d stay here again if the price was right. While there is a charm to “classic” hotels, the modern amenities are so normal right now, that the chain-hotel-by-the-highway may just be easier and more important than charm.I do not want to understate this: the staff was incredibly nice, and that, alone, is always a blessing when you’re in a new place.Pics attached include the views from the room and elevator lobby.Thank you.

** On TubHotels.com, the term "Jacuzzi" is employed in a general context to denote any upscale jetted or whirlpool bathtub, and not specifically to indicate products branded by Jacuzzi®. Our descriptions of hotel accommodations are based on our interpretation of information received from travel agencies, and we do not assert with certainty that the accommodations feature a Jacuzzi® brand tub or another brand. Given that the availability of hotel rooms and suites with Jacuzzi® tubs or hot tubs can vary, we advise guests to verify the specific type of spa tub included in their booking with the travel agency managing their reservation.
